BEAUTIFULLY RENOVATED AND SPACIOUS DOUBLE GROUND FLOOR APARTMENT (217 M2) WITH ENTRANCE VIA SUNNY BACKYARD (110 m2) AT THE LEAFY HEMONYLAAN.

This lovely family apartment is accessible from two sides: through the Bardiglio marble paved central entrance at the Stadhouderskade and through the backyard at the very broad and green Hemonylaan.

The apartment is very spacious and divided over two levels; the lower ground floor and the first floor. The lower ground floor consists of a modern open living kitchen with sofa overlooking the green garden, 3 bedrooms, a luxurious modern bathroom and plenty of storage place. On the first floor, you will find an impressive and extremely bright period sitting room. At the moment, the ensuite room at the front of the first floor functions as an independent living unit with all corresponding facilities; it contains a bedroom, a bathroom and a kitchen.

In 2016, the apartment was fully and professionally renovated. The design of the apartment is well thought out with all spaces efficiently used and rooms are spacious. In 2010, the foundation was completely renewed. All rooms have under-floor heating. It is possible to construct a roof terrace on the extension.

Surrounding and accessibility
The apartment is located at the end of the Stadhouderskade opposite the Dutch Central Bank. It is perfectly situated and at walking distance from the vibrant Utrechtsestraat, the Albert Cuyp market and the Weesperzijde. The city center is accessible by bike within minutes. Scenic day bike trips can be made along the Amstel river. Exit roads, such as the A10 and A2, are accessible via the Wibautstraat and the Amsteldijk. Tram, bus and metro stops are within walking distance. The popular ASVO elementary school is located at a stone’s throw away.

Lower ground floor
The main entrance is situated at the back of the house via the garden. The playfully designed garden is is big (ca. 110 m2) and faces South. The garden forms an oasis of tranquility thanks to the multiple variety of trees. Adjacent houses have a limited view of the backyard providing the garden with a lot of privacy. On sunny days, all three original double garden doors can be opened, merging the open kitchen playfully with the garden. The three garden doors also allow a lot of daylight into the open-plan living area.

The stylish modern open plan kitchen with concrete countertops and hand made cupboards provide plenty of storage space. The kitchen is equipped with luxury built-in appliances such as a Boretti stove (6 burners), a Novy Expelair, and an American refrigerator, a Quooker and a XL dishwasher.

The sitting area of the open-plan kitchen borders the garden and has, just like almost all other rooms in the lower ground floor, a whitewash oak wood floor.

A long hall connects the open-plan kitchen to the rooms at the end of the lower ground floor. All other rooms come out on this main hall. An internal stairway, with storage space in the closet underneath leads to the first floor. A small bedroom, with enough space for a Queen sized bed is situated immediately behind the open kitchen. The second bedroom overlooks the patio and contains a built-in closet. The third, and biggest bedroom is situated at the rear of the property and comes with tailor made window shutters.

The modern bathroom is easily accessible from all surrounding bedrooms. This stylish bathroom contains a cast floor and downlights, and is equipped with an extremely deep and large bath (1.90 meter) and a spacious walk-in shower with built-in rain shower, a floating toilet and a sink.

A separate toilet is available and constructed in the same design as the bathroom and the kitchen.

An indoor storage space functions as a utility room, with connections to a washing machine and a dryer. There is a separate sink. The room contains over 6m2 additional storage space.

At the end of the hall, one can access the community main entrance hall at the Stadhouderskade. This shared hallway is spacious and has a stately look because of the abundant use of Bardiglio marble. An elevator and the mail boxes are also located here.

First floor (bel-etage)
At the end of the community hall, you find the another entrance door to the apartment. Here, one can access the first floor. Immediately, a small corridor follows with, at the right side an entrance to the currently a self-contained and fully equipped apartment is located here (bath, shower, sink and toilet), a kitchen with rest/dinner facility and a spacious (bed) room at the front side. This area contains all facilities to function as an independent living unit to be used by an au-pair or children who are studying. It could also function as a work room or practice at home.

The corridor also provides access to a hallway that connects to the beautiful bright period room with high ceilings and a great view over the garden. The room is tranquil, and stylish due to its high ceilings (3,15 m) and splendid details, such as ceiling ornaments, wood boarding, mantelpiece and double smoked herringbone parquet. The high windows make this room extremely light. Casement doors provide access to the flat roof of the lower ground floor extension. Electricity to place terrace light is already present.

It is possible to construct a roof terrace on the extension of the lower ground floor. Finally, the two floors can be easily separated in independent living units since separate gas, electricity, water and climate meters and fuse box are already present.
